SDA Housing
Specialist Disability Accommodation (SDA) provides housing options for participants within the National Disability Insurance Scheme (NDIS), supporting those with significant functional impairments and high support needs. Traditionally, these housing solutions include group homes or nursing homes, which restrict individuals to gain independence and can have a negative impact on their life.
The introduction of the NDIS and SDA has allowed our industry to move assisted living away from segregated and institutional housing and integrate purpose-built accommodation within the broader market, creating communities where individuals can have greater engagement and lead more independent and enriching lives.

According to the NDIS, there are 4 categories in the SDA Design Standard, which is a detailed set of requirements for all new specialist disability accommodation:
The National Disability Insurance Scheme is able to fund support for SDA for participants who meet the eligibility criteria. NDIS participants will be expected to make a reasonable rent contribution. This contribution is 25% of the Disability Support Pension, plus any Commonwealth Rent Assistance.
Under the NDIS, SDA and SIL refer to very different things. Specialist Disability Accommodation, also known as SDA, is specially designed disability housing for participants with high physical support needs. Supported Independent Living, also known as SIL, refers to one of the services that assist individuals to live independently within SDA homes.
